A deposit in the form of cash, cashier's check or certified check for $2,000 including signing auction contract and all necessary papers is due in Alex Cooper Auctioneers office located at 908 York Road, Towson, MD 21204; within 48 hours after completion of this online auction. If payment of the deposit is not paid within the specified period, the property may be re-offered for sale with the original purchaser not entitled to any surplus proceeds. Settlement is to take place 45 days from the date the sales contract is signed by all parties. If not settled within the specified period the deposit will be forfeited and the property may be resold at the risk and expense of the defaulting purchaser. The defaulting purchaser shall not be entitled to any surplus proceeds or profits resulting from any resale. The Purchaser will pay interest on the unpaid portion of the purchase price from date online sale ends to date of settlement at the rate of 10% per annum. All expenses, including ground rent, real estate taxes, and sanitary and/or metropolitan district charges, are to be adjusted to date of sale and assumed thereafter by the purchaser. Cost of all documentary stamps, transfer taxes & settlement fees to be paid by the purchaser.
